Some important insight on why the MLS works and a typical for sale by owner does not, is that its the single main source that all real estate agents use to view available house listings. Each real estate agent uses the MLS to filter down available houses. Its also a way a buyers agent (the realtor that represents a buyer) gets paid. The way real estate agents get paid is by commission only. A seller always pays both the buyer side and the seller side. A buyer agents commission is usually 3%. This means any agent that brings a buyer to your house would get paid 3%. As you can see this has nothing to do with paying a realtor to sell your house and everything to do with having real estate agents bringing buyers to your house.
