Sellers Pro 4% Package. This is the full service sellers package that gives you the most resources dedicated to the sale of your house. All efforts, techniques and marketing efforts will be used. Also the intimate relationship of the full service ad agency Creative Design Associates will be leveraged to enhance and support your homes marketing efforts.

Now the 4% commission is the Sellers side only and is ONLY paid to Property Brokers of MN if I can sell your house. The next decision is how much to offer a buyers agent.  It is very standard and typical to offer 3% to buyers agents (also only paid if your house sells).  This means if a buyer already has a realtor and that agent brings them to our listing and decides to purchase, you would pay an additional 3% to the buyers agent - for a total of 7%.

What's Included in the Sellers Pro 4% Package:

• Your home will be listed in the Southeastern Multiple Listing Services (MLS) and NorthStar (twin cities/metro area) systems (the two primary MLS services in Minnesota), which allows your property to be viewed by thousands of potential buyers and agents.
• A large full sized hanging yard For Sale sign will be placed outside of your home.
• A series of photos will be taken of your home to be used for marketing purposes
  
• A professionally designed sales flyer by the advertising agency of Creative Design Associates will be created and printed (a service ONLY I can offer - no other agent can offer this)
  
• A brochure box will be placed outside of your home and filled for potential buyers to receive information.
• Your home will be listed on Realtor.com 
• Your home will be featured on my website
• Your house will be marketed extensively through the internet
• Your home will also be featured on the Rochester Police Department Crime Alerts.  Through the relationship with CDA, your house will appear on each crime alert that is sent out every single day to apartment complex's, neighborhoods and county residents (over 10,000 a month delivered) This is an $1800 investment alone. (a service ONLY I can offer - no other agent can offer this)
• Your house listing will be personally emailed to every realtor that has a buyer that matches your homes criteria
  
• Each month you will receive a progress report of MLS activity received and the real estate market as it pertains to your property
• An initial open house will be held within the first couple weeks your house is listed with me
  
• An open house will be held each time you have a price reduction

*This is a minimum of marketing that will be done at this level, plus the above and beyond marketing efforts
